accommodation will be of interest to professionals and many will be Company
Lets. Very often tenants will require cleaning and gardening services which we
are happy to arrange. Landlords are encouraged to offer these services wherever
possible as it is a means of maintaining standards and protecting the value of
the overall investment.
Detailed inventories are taken and signed for at the commencement of each new
tenancy and a photographic record is prepared and held on file. The inventory,
general condition and photographs are checked at the end of the tenancy. Utility
meter readings are taken and the relevant Council Tax Department is kept
informed. Deposits are returned as soon as confirmation of settlement of all
outstanding accounts has been confirmed.
Most Landlords would elect to take our fully managed option whereby we can take
responsibility for the property in such a way that it will be inspected
regularly and any necessary repairs carried out swiftly and efficiently. Tenants
will be familiar with our staff and a good working relationship is nurtured to
ensure smooth running tenancies which will often be renewed again and again.
Careful vetting of tenants is essential and references are always taken together
with deposits. Urban Bases insist that rentals are paid by monthly Standing
Order into a separate clients' account and the balance after management fees
remitted to the Landlord within 2 working days of receipt
Fees
Our fees for a fully managed package are as follows:
Valuation, Marketing,
accompanied viewings, tenant vetting/reference taking, organisation of gas and
electricity safety checks and certification, preparation of inventory and
photographs, completion of legal documentation, tenant orientation, meter
readings, key handover and standard letters to utilities etc……………70% of
monthly rental plus Vat.
Monthly management of
property and account, quarterly inspections with report to Landlord,
organisation of cleaning and gardening as necessary…..10% of monthly rental
plus Vat.
